TRANSFORMING VACANT LOTS INTO A MULTI-FAMILY HOUSING DEVELOPMENT

This multi-family housing development will maximize occupancy of the properties, while satisfying the township's need for more affordable housing.

E&LP was contracted to provide professional surveying, site engineering, and landscape architecture services as part of the construction of Kendall Woods Village in South Brunswick, New Jersey. This development is conveniently located near a community park and trail system and is easily accessible by major roadways. The site is being approved through a builders’ remedied lawsuit to help South Brunswick Township meet their affordable housing requirements.

The project is a 200-unit, inclusionary multi-family housing development that maximizes the residential density of the subject properties. The existing 12-acre tract contains a single-family dwelling and is otherwise vacant and wooded with small areas of wetlands located near the rear of the site.

E&LP has worked with the client and architect on exploring different layouts and densities for the proposed site to balance the needs for parking, storage and recreations areas. The chosen layout includes 200 units in ten buildings with adequate parking. Two amenity areas are included in this housing development; an active area with a pool, BBQ area, fire pit, and tot lot and a passive area with a courtyard that incorporates walking paths and an outdoor seating area. E&LP is working to obtain permitting as well as plan the grading, landscaping, and lighting for the site.
