The existing four acre industrial site housed the Planet Earth Biodiesel business along with other industrial tenants. Two acres of the site remained undeveloped and the owner desired to subdivide the property in order to create a lot which would have additional development potential for industrial space. E&LP prepared site and subdivision plans for the project resulting of the unanimous approval of the project which contained multiple variances. E&LP’s planner provide justification for multiple zoning variances including impervious coverage, setbacks, lot width and lot area in order to create the additional lot. Site plans were prepared to remedy deficiencies in the site’s condition and to restore the existing development to a desirable state.
