The owner of a vacant, 7.8-acre lot wished to construct a new residence with an associated driveway and septic system. E&LP performed a boundary and topographic survey as well as a soil ‘perc’ tests for the septic system. Construction support was provided throughout the project to ensure a smooth and seamless process.
A lot grading plan was prepared to illustrate all proposed site improvements to include driveway, septic, well, and residence in the context of the municipality’s bulk lot requirements, such as setbacks and impervious coverage requirements. E&LP provided assistance in the calculation of the specific dimensions of all lot improvements, for compliance with the municipalities’ bulk lot requirements. Proposed contours and spot grades were provided around the proposed site improvements.
Stormwater management measures were proposed and designed with all permitting completed successfully, which reached “Major Project” status with the NJDEP. A Soil Erosion and Sediment Control Plan was required for submission to the Hunterdon County Soil Conservation District. The plan included details on soil erosion protection measures in accordance with Hunterdon County Soil District requirements.
The completed, 2,900 square foot, single family home boasts four bedrooms with three full baths and one half bath, an attached three car garage with an additional, detached two car garage on an almost 8-acre, private lot. This new construction includes central air, forced hot air, a deck, porch, fireplace, vaulted ceilings, plenty of storage, and a 1600 square foot unfinished basement.
