E&LP provided site engineering services to 450 Pompton Ave Realty, LLC to develop a 9,000 SF multi-use building on a 1.1 acre former gun range in Cedar Grove Township. E&LP developed the plan including obtaining variances for the property, design of the stormwater management system, NJDEP permitting due to the ditch that traverses the property and obtaining an NJDOT major access permit. E&LP prepared the sit design including grading, lighting, landscaping, stormwater design, and streetscape plans.

The goal of the project was to redevelop the 1.1-acre property which previously contained a gun range. The former site improvements had been removed and the site had been remediated prior to the start of the development. The concept for the site was to use the configuration of the lot to the developer’s advantage with a long and narrow building with parking to the rear of the building. In order to maximize the useable space of the property, the stormwater management system has been designed as a sub-surface system, located below the parking lot.
