The 28-acre Moebus Tract was the largest vacant parcel remaining in the Town of Clinton. Previous attempts at development had failed due to opposition from neighboring properties and issues with access and site constraints. E&LP was engaged to engineer the project as part of an affordable housing action taken by the developer. The proposal involved four retail pads totaling 60,000 SF along with 240 residential apartment units on the site.
During the design phase, the Town completed Highlands Conformance, creating an additional development hurdle. E&LP successfully negotiated the project with Highlands and maintained the requested density in exchange for the incorporation of green infrastructure design into the project and the restriction and reforestation of unused areas.
E&LP worked with the developer throughout the legal proceedings and provided full engineering design for the site. The commercial component involved the incorporation of design schemes for several box retailers to ensure the sites met their national standards. This component was integrated into the residential portion of the site to create a cohesive development.
