The goal of the project was to redevelop the 1.1-acre property which previously contained a gun range. The former site improvements had been removed and the site had been remediated prior to the start of the
development. The concept for the site was to use the configuration of the lot to the developer’s advantage with a long and narrow building with parking to the rear and side of the building. In order to maximize the
useable space on the property, the stormwater management system has been designed as a sub-surface
system, located below the parking lot.

The proposed building is a 9,000 SF multi-use two-story structure. The first floor will contain a mix of office, retail and restaurant uses as well as amenity space for the second floor. The second floor will contain eleven rental apartments, accessed through the rear of the building.

The project required and has received approvals from Cedar Grove Township Planning Board, NJDEP, NJDOT, and Soil Conservation District. The project required Site Plan and variance approvals from the local planning board, a Wetlands Letter of Interpretation and General Permit from the NJDEP, a Major Access Permit from the NJDOT and certification from the Soil Conservation District. All approvals have been received and construction has begun with an aim to be completed by August of 2016.
