E&LP prepared site plans to construct two 300,000 -sf warehouse structures on a 37-acre vacant tract in Alpha, NJ off of Route 78. The site had significant topographic relief and required substantial regrading to create level areas for the structures. The plan required the extension of a municipal roadway across a railroad and over the municipal landfill. E&LP planners obtained variance approval to allow an increase in building coverage on the lot and received unanimous approval.
